The proposals of Ashley Gardens 1A was to deliver a significant qualitative improvement in the commercial space on the site; replacing low grade accommodation with flexible high quality floorspace designed to appeal to a range of prospective end users. The aim was to provide 377 residential units, and 1,170 sq.m. of flexible commercial space.
Our design provided sprinkler cover to all flats stemming from the ground to the ninth floor, over 2x blocks, separate boosted risers and consisted of a total of 689 heads. For the ground floor ancillary spaces, the design had to accommodate the fact that exposed heads were going to be used. The client opted for heads with a chrome finish and due to the pipes being exposed, trace heating and lagging was used to protect the fire sprinkler pipe from frost damage as well as to keep the water from freezing. The cold-water storage tank’s capacity was calculated for the client by our inhouse designers using Canute FHC hydraulic software for both a 2 head and 4 head risk areas; as this project had multiple risk factors of category 2 (flats only) and category 3 (ancillary areas) sprinkler protection.
